What you can expect from 4rent4sale P/L

MARKETING

  • You can expect that your property will be listed on our website and others with comprehensive & descriptive copy plus photos.
  • You can expect that your property will be advertised on our Rental Listing Sheet.
  • You can expect that your property will be shown to prospective tenants by one of our staff members by appointment, the keys will not be given out.

 LEASING

  • You can expect that every tenancy application received on your property will be referred to you for your decision.
  • You can expect that every tenancy application will have a Tenancy Information Centre of Australia (TICA) check carried out on each of the applicants.
  • You can expect that all business & personal references will be thoroughly checked out & that you will be advised of the results.
  • You can expect that your property will be leased at the amount of rent as outlined in your Managing Agent Authority or higher & that the property will not be offered or leased at a lower amount without your specific approval.
  • You can expect that once the tenancy application has been approved, the tenancy agreement documentation will be completed at the earliest possible opportunity.
  • You can expect that our Property Manager will complete a sign-up interview with the successful applicant which focuses on the tenant’s responsibilities when residing in your property.
  • You can expect that a comprehensive condition report will be completed prior to the commencement of the tenancy.
  • You can expect that a signed & executed copy of the tenancy agreement will be forwarded to you with your monthly statement.
  • You can expect that we will collect a full rental bond prior to your tenant receiving the keys.

LEASE RENEWAL

  • You can expect that we will review the rent by completing a comparison report 2 months prior to the expiration of the tenancy agreement.
  • You can expect that we will renew the tenancy agreement for a further fixed term at the same or a higher rent (subject to your instructions).
  • You can expect that if the tenants do not wish to renew their lease, you will be advised of this fact at the earliest possible opportunity.

PROPERTY INSPECTIONS

  • You can expect that whilst your property is vacant, it will be inspected at least once every week.
  • You can expect that a comprehensive in-going condition report will be completed with photos prior to the tenant moving in.
  • You can expect that your tenants will be contacted within the first month of their tenancy to ensure that all is well with their tenancy & the property.
  • You can expect that we will conduct at least three routine inspections per annum of your property & provide you with a report on its condition.
  • You can expect a comprehensive out-going inspection will be carried out when your tenants have vacated the property & its condition compared in detail with that listed on the in-going condition report.

SMOKE ALARMS

  • You can expect that we will organise for the smoke alarms to be checked by our electricians in accordance with the Fire & Rescue Services Act 1990 (subject to your instructions).

RENT COLLECTION

  • You can expect that we will make all efforts to collect the rent in full on or before the due date for payment.
  • You can expect that if payment has not been received by the due date that your tenants will be contacted.
  • You can expect that if payment of the rent is not received within 4 days of the due date, the tenants will be mailed a ‘friendly reminder’ & or receive an SMS message.
  • You can expect that if payment of the rent is not received within 8 days* of the due date, the tenants will be mailed a ‘Notice to Remedy Breach’ advising them if rent is not paid within 9 days*, that a Notice to Leave will be issued.
  • You can expect that if the rent is not paid within the above dates, a Notice to Leave will be issued advising the tenants to vacate your property within 9 days*.
  • You can expect that an Application will be made for an urgent Tribunal Hearing as soon as possible after the expiry of the Notice to leave (subject to your instructions).

RENT PROCESSING & ACCOUNTING

  • You can expect that your funds will be administered through an audited trust account.
  • You can expect that you will receive a monthly & or mid monthly statement showing all income & expenses relating to your property (subject to your instructions).
  • You can expect to receive a year end summary of all income & expenditure for the preceding financial year (subject to your instructions).
  • You can expect that we will make such payments as you specifically instruct in a timely manner & should there be insufficient funds held to meet those payments, you can expect to be advised of this fact.

REPAIRS & MAINTENANCE

  • You can expect that we will not proceed with any repairs that exceed your specific written instruction unless they are deemed to be of an urgency that warrants immediate action
  • You can expect that we will use only qualified tradespeople to carry out repairs & maintenance to your property.
  • You can expect to receive copies of invoices for all repairs carried out to your property.
  • You can expect that if any repairs you authorise exceed the rent that we hold, you will be requested to deposit the balance of funds required into our trust account prior to any purchase order being issued.

COMMUNICATIONS

  • You can expect to be advised of prospective tenant’s responses each week while your property is being marketed
  • You can expect to be promptly advised of any matter affecting your property or its tenancy.
  • You can expect to be promptly advised every time your tenant is issued a Notice to Remedy Breach* for rent arrears.
  • You can expect to be promptly advised every time your tenant is issued with a Notice to Leave
  • You can expect to be informed if your tenant advises of their intention to vacate the property.
  • You can expect to be informed if your tenant advises (in writing) their intentions regarding the renewal or otherwise of their tenancy agreement.

GENERAL

  • You can expect that we will abide by relevant legislation (Residential Tenancies Act, Anti-Discrimination & Privacy Act)
  • You can expect that we will use quality systems to reduce human error.
  • You can expect that we will return your call, fax or email within 1 business day.
  • You can expect that we will offer a free market appraisal for you, upon your request.
  • You can expect that we will carry out a Final inspection & correctly administer the rental bond monies.
  • You can expect that we will not make excuses but offer solutions.
